STANDARD COVERAGE CHECK

Can you get back on a standard policy?

Many homeowners on the FAIR Plan or surplus lines policies don't realize they may qualify for standard coverage again. We quickly evaluate:

1  Property eligibility

2  Wildfire & brush exposure

3  Roof & construction

4  Available carrier options

IF YOUR HOME QUALIFIES

Standard HO3 homeowners policy, fire included.

One policy instead of two, with broader protection than the FAIR Plan alone. This is where we try to get every client first.

IF IT DOESN'T QUALIFY YET

FAIR Plan + DIC, built to close the gaps.

We structure California FAIR Plan and Difference in Conditions coverage to protect what the FAIR Plan leaves out, and keep looking for your path back to standard coverage.

THE SHORT VERSION

What every local homeowner should know.

01

Insure to rebuild, not to sell

Your dwelling limit should reflect what it would cost to rebuild your home, which can be very different from its market value.

02

Earthquake is separate

Standard homeowners policies exclude earthquake damage. It is added with a separate policy, and so is flood.

03

The FAIR Plan isn’t always forever

Homes placed on the FAIR Plan or surplus lines can sometimes qualify for a standard policy again.

What a home policy can cover

✓ Dwelling

The structure of your home.

✓ Personal property

Your belongings, at home or away.

✓ Other structures

Fences, detached garages and sheds.

✓ Loss of use

Living expenses while your home is repaired.

What affects your price

Rebuild cost  ·  Roof age  ·  Wildfire risk  ·  Brush clearance  ·  Claims history  ·  Deductible  ·  Alarms and sprinklers

✓ Personal liability

If someone is hurt on your property or you damage theirs.

✓ Renters and condo

Your belongings, liability and improvements you own.

BROKER TIP

Photograph your defensible space, roof and any home-hardening work. When we check your eligibility for standard coverage, having that proof ready can make a real difference.

“They packaged up my homeowners, auto and umbrella insurance as well as my motorcycle and business owners policy. They are wonderful to work with and being a Family-Run business adds that hands on service too.”

QUESTIONS WE HEAR A LOT

Home insurance questions

I’m on the FAIR Plan. Can I get a standard policy again?

Possibly. Eligibility depends on things like your property, wildfire and brush exposure, and roof and construction. Send your address and we’ll check. If you qualify, we can place you on a standard HO3 policy with fire included.

What is the California FAIR Plan?

A last-resort insurer that provides basic fire coverage when traditional carriers won’t. It is limited, so we usually pair it with a Difference in Conditions policy for things like theft, water damage and liability.

Does homeowners insurance cover earthquakes or floods?

No. Both are excluded from standard policies. We can quote earthquake and flood coverage separately.

Do renters need insurance?

Your landlord’s policy covers the building, not your belongings or your liability. Renters insurance covers both, and it is usually inexpensive.

My renewal went up a lot. What should I do?

Send us your address or your declarations page. We will compare it across carriers and tell you honestly whether to stay or switch.
